Some members of our leadership are licensed attorneys; those credentials describe their professional backgrounds, not legal services offered through Suncoast.

Suncoast does not represent owners as attorneys or provide legal advice through this website or its consulting engagements. Consulting communications should not be assumed to carry attorney–client privilege. Nothing here alters any duties imposed by applicable law or professional rules.

Information and engagements

This website provides general information about our company and services. Visiting the site, downloading materials, or contacting us does not by itself create a consulting engagement or attorney–client relationship. Any Suncoast engagement is governed by a separately executed written agreement defining the services, authority, responsibilities, and fees.

Scope and professional qualifications

Licenses and certifications belong to the individual or entity identified. Scott’s contractor license and ICC credential are not held by every team member. Owner’s-representation services may include budget and schedule monitoring, procurement support, coordination, and reporting, as agreed.

These services do not replace the responsibilities of the project’s contractor, architect, engineer, or public authorities. Website content and sample reports are not architectural or engineering designs, official code determinations, permit approvals, or certifications of construction quality or safety. Any separately regulated service requires the appropriate authorization, qualifications, and written scope.

Estimates and outcomes

Budgets, schedules, recommendations, and projections depend on project conditions and available information and may change. No particular savings, completion date, approval, or other outcome is guaranteed. The applicable written agreement governs actual project obligations.
