Why Suncoast

Experience that connects
the whole project.

Five reasons to put Suncoast on the owner’s side.

Depth of experience

We bring extensive experience managing large-scale construction projects and navigating their complex demands.

A powerful combination of expertise

Our background spans construction law, Certified General Contracting (CGC), commercial building inspections, and accounting—bringing a comprehensive perspective to every project.

Project management with purpose

We exist to manage your project, coordinate the moving parts, and keep work flowing according to plan.

Oversight from every angle

We connect construction knowledge, regulatory awareness, quality oversight, and financial discipline to help protect your investment.

Clear communication and accountability

We keep teams aligned, address challenges proactively, and maintain focus on your schedule, budget, and goals.

Scott holds the CGC license and ICC Commercial Building Inspector credential. Attorney credentials describe professional backgrounds; Suncoast provides construction consulting, not legal representation. Services and authority are defined in a written engagement.

01 / A coordinated scope

A disciplined approach.
At every stage.

Support designed around the owner’s priorities—not a one-size-fits-all package. Services, responsibilities, and deliverables are agreed in writing.

01

Planning &
Procurement

Before construction

Organize the information, priorities, and questions that set the foundation for informed project decisions.

  • Owner priorities and scope coordination
  • Contractor proposal comparison support
  • Budget and schedule organization
  • Project-team question coordination
02

Owner’s
Representation

During construction

Maintain a clear view of project progress, financial information, and the decisions that need the owner’s attention.

  • Meeting and action-item follow-up
  • Schedule and progress monitoring
  • Documented site observations
  • Payment and change order review
03

Project
Closeout

At the handoff

Coordinate the remaining items and agreed records so the owner can see what is complete and what still needs attention.

  • Punch-list tracking and follow-up
  • Warranty and manual collection
  • Closeout-document coordination
  • Open-item summaries

Services, responsibilities, and deliverables are defined in a written engagement. Site observations are not engineering evaluations, statutory inspections, or a certification of construction quality.

dlima@suncoastflconstruction.com

Dayanna Lima brings a financial and operational perspective to construction oversight. A Florida attorney and former accounting and finance executive, she has more than 24 years of experience in real estate and 16 years in finance and accounting. As Suncoast’s Chief Operating Officer, she works alongside Scott to help owners understand project costs, organize decisions, and address problems with practical, commercially grounded solutions.

Experience That Connects The Details

Dayanna’s background spans real estate, property management, retail, hospitality, government, and construction. Before her legal career, she served as an Assistant CFO and Senior Accountant in real estate and property management, overseeing financial reporting, budgets, forecasting, payroll, reconciliations, and coordination with auditors and CPA firms. She also served as Finance and Collections Manager for the City of Fort Myers Code Enforcement Department, working with revenue planning, budget oversight, and financial reporting.

Her work with construction businesses has given her direct insight into how scope changes, documentation gaps, payment timing, and unresolved decisions can affect a project. At Suncoast, that perspective supports careful review of budgets, pay applications, change-order information, and the records owners need to make informed choices.

Dayanna’s approach combines creative dealmaking and cost discipline with respect for quality. She looks for workable solutions, asks how a proposed decision affects the broader project, and helps the team move from competing positions toward clear next steps. A lower price is not a better deal if it compromises the project. She communicates in English and Spanish.

Education

Dayanna earned her J.D. from Ave Maria School of Law, an M.S. in Legal Studies with a taxation concentration from Hodges University, magna cum laude, and a B.S. in Accounting with a minor in Management from Hodges University, cum laude.

Dayanna’s work through Suncoast is consulting and owner’s representation. Legal representation is separate and is not included in a Suncoast engagement.

scott@suncoastflconstruction.com

Scott J. Forster Jr. brings construction knowledge, inspection training, and a career in public-service leadership to Suncoast. His background helps owners connect what is happening on site with the plans, project records, and decisions needed to move the work forward.

Field Experience And Disciplined Oversight

Scott’s construction experience includes project planning, permitting, construction operations, inspections, and completion. His work involves coordination with owners, trades, design professionals, and governmental authorities, with attention to building requirements, safety, logistics, and the responsibilities of the project team.

An Army veteran, Scott served as a section leader with the 2nd Infantry Division’s 3rd Engineering Battalion. His experience included reinforced-concrete work, masonry, steel erection, elevated slabs, heavy equipment, material logistics, and crew coordination under demanding conditions. He later served with the New York City Police Department, retiring as a lieutenant after a career that included investigative work and operational leadership.

Those experiences inform a methodical approach: establish the facts, document what is observed, identify the responsible parties, and communicate the next steps clearly. For owners, that means practical context for construction questions and an organized approach to tracking issues, coordinating follow-through, and preparing for project closeout.

Education And Professional Background

Scott earned his J.D. from St. John’s School of Law and a B.A. from Thomas Edison State College. He is also an attorney admitted in Florida, Texas, New York, New Jersey, and Montana. That legal background informs his awareness of documentation and project responsibilities, while his role at Suncoast remains construction consulting and owner’s representation.

A Suncoast engagement does not include legal representation. The scope of consulting, site observations, and coordination is defined in the written engagement; it does not replace the project’s design professionals or governmental inspections.

Construction consultants.
Not your legal counsel.

Suncoast is owned and managed by construction attorneys and construction professionals, but this engagement is solely for construction consulting. Legal advice and representation are not included, and a Suncoast consulting engagement does not create an attorney–client relationship. Dayanna’s role is not general contracting. The consulting scope does not replace the project’s responsible licensed professionals.
